With stunning views up stream and across the river toward Southwold, The Boat House is a stylish blend of contemporary furniture and lighting with rustic beach house features. The large open-plan living area provides a comfortable space for family and friends to relax and dine together whilst being able to enjoy life on the river through the large bay window.
Entrance: With a natural wooden floor, that flows throughout the ground floor, a boot rack, coat pegs and access to the ground floor bedrooms and open plan living area
Ground floor double bedroom with en-suite and bunkbed room: Wooden framed double bed on a large rug, matching bedside tables with lamps, chest of drawers and chair. The bunk room is accessed via the double bedroom with full size bunk-beds and under bed storage. En-suite bathroom with wood panelled bath, wash basin and WC
Open plan living area: The seating is arranged around a central wood burning stove with a window seat stretching the width of the room. Smart TV, with BT TV (freeview), DVD player and iPod/iPhone dock and bookcase. Dining table with seating for 10 guests, french doors to decked area
Kitchen: With bespoke wooden units and work surfaces, larder fridge/freezer, electric Aga, microwave, coffee maker, washing machine, condenser tumble dryer and fabulous river view

Outside: There is a decked area for guests to use with a pizza oven, barbecue and seating. The open space between the decking and the river is accessible to guests staying at the Boat House and permit holders. There is also a slipway for launching boats which guests are welcome use. This is at your own risk and please be aware of the strong tidal currents
Heating: Electric radiators throughout with a central wood burning stove in the sitting room

A little extra... Welcome tray with tea, coffee, milk, sugar, cake or biscuits. Travel cot available but guests need to bring their own bedding for the cot.
