The Garden Coop is a chic, cosy Eco home in the beautiful Sotterley Estate just 15 mins from Southwold on the Suffolk Heritage Coast. The Coop is ideally situated for country walks, cycling and horse riding.

The space

Open plan living with underfloor heating and a wood burning stove.
The Coop is stylish and homely with a well equipped kitchen including a slimline dishwasher and some lovely retro features!
The bedroom and ensuite is bathed in natural sunshine and has views over the neighbouring fields.
For your entertainment: a large flat screen TV with dvd player (not a smart TV, but has the basic digital channels).
There is an beautiful, enclosed courtyard garden with table and chairs, and a fire pit.
Sitting area: with a cosy two seater sofa, single chair, Scandinavian style wood burning stove
Kitchen: Fully fitted, well equipped with induction hob, fan oven, microwave, fridge, dishwasher, washing/drying machine, cafetiere, stove top espresso machine, Krups Pixie coffee machine (which can be used with Nespresso or Nespresso compatible pods), blue tooth speaker
Bedroom: with a super comfortable Loaf king size double bed, closet with hanging space, vintage style chest of drawers
En-suite bathroom: with extra large shower, wc and wash basin
Outside: An enclosed garden with veranda, table and chairs and fire pit (with an initial supply of logs)
Heating: Eco Air Source Pump provides hot water, underfloor heating throughout the ground floor and radiators on the first floor. A wood burning stove with an initial supply of logs and kindling

One small well behaved dog welcome but the paws clause must be adhered to.

Tranquil, rural location yet close to Henham Park and easy access to Southwold, Darsham, Dunwich and Minsmere.

When bringing a pet...
Please make sure that you notify us when booking if you are bringing your pet. One small well behaved dog welcome.

We understand how important it is for guests to be able to bring their pet with them on holiday and would request that you provide full details of the pet(s) who will be staying.
Please ensure that your pet is:
Housetrained, clean and dry and above 9 months of age.
Free of fleas and worms and regularly treated (at least 4 weeks prior to stay)
fully immunised.
Kept under close control at all times and not left unsupervised at any point in the property or in the garden.
Not allowed on any furniture or in bedrooms, or upstairs.
Does not cause any nuisance or disturbance to neighbours.
Please bring your pets beds, bedding, towels and bowls.
Ensure that any evidence of dogs having ‘been’ in the garden is removed and disposed of regularly and responsibly.
If extra housekeeping is incurred, for reasons such as excessive dirt, hair or any ‘deposits' left in the garden as a result of a pet staying at a property, charges will be deducted from the Deposit Against Damage.
Failure to follow these requirements may be considered a breach of our Conditions of Hire and the owner will be entitled to ask you to leave. Please do not hesitate to call us if you need any further clarification, or have any specific requests.

Off road parking for 1 car next to The Garden Coop. Access is via a gated and private garden.

The owners live next door, and are generally available, should you need them.

We loved this place so much we came back for a second stay within a few months. Nikki and Mike were very welcoming and the cottage was again clean, homely and peaceful - we loved just listening to the birds every morning.

Nikki and Mike have created a wonderful retreat. First impressions were of a peaceful, beautifully decorated tiny cottage, in a quiet location, with lots of birds in the pretty and secluded back garden. Our holiday was started in style with a delicious welcome pack, and there are a bunch of nearby shops and supermarkets to stock up from. There are plenty of walks from the house, and just a short drive each to Southwold and Beccles, for lovely beaches and great river walks and boat hire. Just a little further away is Norwich with lovely shops and restaurants and an amazing cathedral. Lots of guide books and brochures plus maps will give you inspiration for your stay. The accommodation has all you'll need for a stay, everything is thought of, with lovely sheets and pillows and a super comfy bed. The underfloor hearing was terrific. We didn't use the log burner, but when we come back in winter it'll get lit! We felt very welcome, a bit spoiled, and very lucky to have found this gem.
